Company Profile

Optimum property management is a young kid in the block. However, it is run by young and well experienced managers from Pretoria. It is a BEE company with managers with a vast experience in properties and customer relations management. It is inspired by affordable building administration, on time efficient response, growing people’s investments and delivering quality services to tenants and owners. Optimum sells and lets residential properties, manages sectional titles, home owners association and electricity management.

 

Building Management

Lack of transparency among property managers is one of the issues that motivated the creation of Optimum Property Management. We therefore pledge to provide an efficient transparent service to the buildings that we manage.

 

Administration and Secretarial Services

Optimum sends statements of your account showing all the expenses incurred by the block every month. We also facilitate Annual General Meetings (AGM), circulate notices, attend meetings and take minutes.

 

Financial Management

In order to offer you a transparent service, we do not keep your money into our account. We open a separate account for you where your trustees can have access to monthly statements of the block. We work with the trustees and for all amounts that are above R50 000, we will need a signature of a trustee member to authorise. We work on your account on a proxy manner where we are allowed to only make payments of less than R50 000. We assist in handling payment of, and accounting for, approved expenses, preparation of the annual budget, financial reporting and audit preparations.

 

Billing and Collections

Optimum handles billing and distribution of owner levy statements, collection of levies and monthly charges, follow up of unpaid charges and, where necessary, liaison with attorneys appointed to manage legal collections. Debt collectors are also used to avoid waiting for court rulings in order to get levies owed.

 

Flexi Caretaker

A flexi caretaker is a part time caretaker employed by Optimum to offer convenient services at an affordable price. Flexi caretaker will manage contractors, gardeners, cleaners, security guards and maintenance workers, as well as conduct regular inspections and attend to urgent maintenance projects on a part time, flexible and cost effective basis.

 

Insurance 

Legislation requires Bodies Corporate to insure all property and related improvements at all times. Optimum has an option of using your all time trusted insurance company or you can instruct us to find an insurance company that will offer you competitive cover and service.
